by Brianna Crandall — January 21, 2015—In response to the rapidly changing demographics of downtown Miami and as people of all ages are choosing to live, work and play in the city’s urban core, General Growth Properties has retained Zyscovich Architects to reimagine Bayside Marketplace. The 19-acre, open-air, waterfront marketplace for shopping, dining and entertainment combines an indoor shopping experience with outdoor amenities and public spaces that serve residents and visitors alike.
The Bayside Marketplace Renovation and Addition project (click “INFO” button on left for more details) includes the renovation of the existing 140,850 sq. ft. outdoor common areas and waterfront plaza; the renovation of the existing 1,200-space, open-air, two-level parking garage; the addition of two new levels of parking; and a 17,500 sq. ft. retail addition to provide new tenant shell spaces along Biscayne Boulevard.
According to Zyscovich Architects, the scope of work for the outdoor mall renovation includes a new paint scheme for the exterior of the buildings, piers, bulkheads and exposed structure; new flooring for the upper level; new staircases and railings; new restrooms; lighting; landscaping; and graphics and wayfinding signage.
According to an article in the South Florida Business Journal, “Bayside has been the main shopping complex in downtown Miami for years, but it’s about to get a lot of company with Brickell City Centre and Miami Worldcenter.” The article notes that General Growth’s mortgage on the 230,000 sq. ft. Bayside was recently boosted, partially to fund renovations.
General Growth Properties selected Zyscovich Architects based on the success of several urban retail revitalization projects including Midtown Miami, the Miami DDA Downtown Master Plan, and Brooklyn’s evolving premier retail district, Dumbo Heights, located in the former Watchtower industrial complex.
