JLL hired to lease or manage several high-profile facilities

by Brianna Crandall — August 8, 2014—Global professional services firm JLL (Jones Lang LaSalle) was named leasing agent for two major properties in recent weeks, and announced several contracts to manage retail centers. Highlights appear below.

Mission Towers I and II Class A office buildings, Santa Clara, CA

JLL was named exclusive leasing agent for Mission Towers I and II, a pair of Class A office buildings totaling more than 573,000 square feet near Bayshore Freeway/Highway 101 in Santa Clara, California. The twin 12-story buildings feature one of the highest-profile large-block opportunities for tenants seeking Class A space in the Silicon Valley, with up to 150,000 square feet of contiguous space available, including prominent building signage opportunities. With high visibility and easy accessibility to Highway 101, the property is surrounded by several retail and entertainment amenities, high quality hotels and restaurants, parks and green space. Levi’s Stadium, the new home of the San Francisco 49ers set to open this fall, is less than two miles away.

“Missions Towers offers a very high-quality corporate environment in an amenity-rich corridor with strong appeal to a wide variety of tenants because of its easy access to the Valley’s main north-south highway, the Bayshore Freeway,” JLL broker Mark Bodie said. “The landlord has a long-term vision for the property and has committed to invest in the buildings’ interior and exterior common areas as well as upgrade the retail amenities in order to provide a truly state-of-the-art corporate location for tenants seeking visibility within Silicon Valley, where space of this quality is becoming exceedingly scarce,” he added.

8550 Terminal Road logistics warehouse, Lorton, VA

In addition, Realterm NAT has hired JLL’s Northern Virginia office to lease a 48,000-square-foot cross-dock logistics warehouse on 9.11 acres of paved heavy industrial land at 8550 Terminal Road in Lorton, VA. The property has over 550 feet of frontage on I-95—unusual for such a densely populated metropolitan area, offering tenants visibility from more than 200,000 cars per day.

The firm says it is an excellent location for final-mile delivery of consumer goods into the Washington, DC, metropolitan region, or as a regional freight distribution point for the Washington-Baltimore area. Paved and fully fenced, the property is zoned I6 and includes a 7,000-square-foot vehicle maintenance facility. The property has reportedly already generated interest from national logistics users and local industrial users requiring vast areas of outside storage for materials and equipment.

JFK Airgate Center in Queens, NY

JLL was also selected by Terreno Realty Corp. as exclusive leasing agent and property manager for the four-building JFK Airgate Center in Queens, New York. The firm will provide a full range of property management and transaction services at the 229,261-square-foot complex, which comprises three warehouses and one commercial office building.

JFK Airgate Center is less than one quarter of a mile from John F. Kennedy International Airport, and offers direct access to three of the major airport entrances. It is approximately 98.6 percent leased to 18 tenants, including some of the largest international air cargo and logistics firms in the country. JLL now manages more than 1.5 million square feet of commercial office and industrial real estate for Terreno in the tri-state area.

2424 North Davidson Street, Charlotte, NC

JLL’s Retail Group experts announced the firm has been retained by 759 Ventures, LLC to manage 2424 North Davidson Street, in Charlotte, North Carolina. The 58,280-square-foot center is located in the Historic North Davidson neighborhood, a diverse historic arts and entertainment district near Uptown Charlotte. The property’s tenant mix includes Amelie’s French Bakery and Yarnhouse. In addition to management, the firm is also leasing the center, and available space ranges from 500 to 5,000 square feet.

Beverly Connection shopping mall, 100 North La Cienega Blvd, Los Angeles, CA

JLL’s Retail Group has also been retained by Ashkenazy Acquisition Corporation to manage Beverly Connection, a 348,285-square-foot shopping mall located at 100 North La Cienega Blvd. in Los Angeles, California. The property is anchored by CVS, TJ Maxx, Marshalls, Nordstrom Rack, Old Navy, Ross Dress for Less and Target, and is currently 98 percent occupied. Beverly Center is located in one of LA’s premiere shopping destinations, nestled between Beverly Hills, the Miracle Mile district and West Hollywood, with easy access to the Beverly Connection.

Del Mar Plaza is a 75,000-square-foot upscale, open-air shopping center in suburban San Diego, featuring ocean-view restaurants.

JLL’s Retail Group has also been retained by GLL Real Estate Partners to manage Del Mar Plaza, a 75,000-square-foot upscale, open-air shopping center located at 1555 Camino Del Mar, in Del Mar, California. The property’s tenant mix includes Banana Republic, El Agave Restaurant, II Fornaio, Pacifica Del Mar, Gary’s Studio, Loghman Jewelers, Sunglass Hut, Smashburger, Urban Beach House, Ooh La La and the newly opened Lorna Jane. Del Mar Plaza features ocean-view restaurants along with national and one-of-a-kind retailers, and draws in locals and tourists alike.
