Provided by Simon Roofing — The most common roofing objective of building owners and facility managers is to extend a roof’s useful life. Or at least it should be. Many roofs are replaced prematurely, wasting valuable budget dollars and causing unnecessary disruption.
SR PreVision, powered by Simon Roofing, helps to prevent that from happening by equipping building owners and facility managers with the information necessary to make smart decisions. This multi-step process goes far beyond traditional inspections to provide a comprehensive summary of a roof’s condition, including a reliable prediction of its remaining useful life and viable solutions to extend it.
Extensive evaluations
The first step in the process is an extremely thorough roof evaluation that includes:
-
- CAD drawings to streamline the process
-
- Infrared scans to detect wet insulation
-
- A visual inspection by a specially trained SR PreVision technician. Every technician is equipped with a tablet and an online program to walk through each inspection consistently and correctly. Everything is documented and uploaded through the tablet, including photos, roof type, pitch, composition, and any defects or problem areas.
-
- A membrane and core sample taken from the roof are sent to the SR PreVision laboratory for testing.
Laboratory testing
The second step is to take all of the information acquired during the evaluation and run objective, scientific tests to better determine the roof’s condition. This is critical to making sound decisions based on science, not just someone’s opinion.
The membrane and core sample undergo several laboratory tests to determine more than 20 physical characteristics. This testing can help determine the roof’s ability to withstand climate conditions.
Additional testing determines strength of laps or bonds of the roof system.
Data analysis and condition report
All the data collected from the roof is combined with the testing data in a proprietary system called Simetrix. This system analyzes the data to calculate a reliable estimate of remaining roof life – down to the month and year of predicted roof failure.
Every component of the SR PreVision process — field inspection, infrared scans, laboratory testing, Simetrix analysis — are summarized in a comprehensive condition report. Each section is provided with a rating to aid in planning and budgeting. This condition report and all photos, descriptions, testing results and more are available 24/7 through an online portal.
Customized solutions to maximize roof life
In addition to all of the testing information available, the Simon Roofing team will also analyze the data to determine if intervention options are available. Most roofs can benefit from repairs and/or restorations to delay replacement — sometimes for years to come. A customized solution is developed based on both the roof’s condition and the goals of the building owner or facility manager.
SR PreVision is a powerful tool to help make better roofing decisions based on science, not the opinion of a roofing contractor who might just be trying to sell a new roof. While the objective should always be to repair or restore a roof before resorting to a replacement, the ability to “look under the hood” so to speak is necessary to determine if those options are possible.
SR PreVision takes the guesswork out of inspections through technology and science. Arm yourself with all the information needed to make sound decisions on your roof today and in the future.
