by Brianna Crandall — June 9, 2014—Award-winning international design firm Ware Malcomb was selected to provide architectural design services for the Mississauga Gateway Centre project in the greater Toronto area. Ware Malcomb recently announced that the design phase is complete and construction has begun on the project, located at One Prologis Boulevard and Hurontario Street in Mississauga, Ontario. The project is expected to be ready for tenant fixturing in January 2015. Ware Malcomb was also contracted to provide graphic design services and signage for the facilities.
The Mississauga Gateway Centre design features a five-story, nearly 150,000-square-foot office building and a separate single-story, 45,000-square-foot office building. The larger building takes advantage of the urban context by sitting close to the main boulevard and allowing access for ground-floor retail tenants from both the parking side and street side of the building.
A subtle curve in the façade design provides a dynamic face to the boulevard, describes Ware Malcomb. The façade is composed of composite metal panel and translucent glass with precast clad concrete columns. The interior lobby design, also by Ware Malcomb, continues the contemporary feel of the exterior through the use of a similar material palette. The project is seeking LEED Gold Certification.
“This project presented an interesting design opportunity to combine a Class A corporate office environment with ground floor retail space,” said Frank Di Roma, Regional Director of Ware Malcomb’s Toronto office. “The dynamic, contemporary design of the buildings is certain to make a striking addition to the boulevard and neighboring area, and we look forward to its completion in 2015.”
The general contractor for the project is BelRock Design Build, and the developer is HOOPP Realty Inc., a subsidiary of Canadian-based pension fund Healthcare of Ontario Pension Plan (HOOPP).
