October 13, 2004—New technology developed by WSP in joint venture with Capstone Engineering Services promises to deliver significant savings in maintenance costs for companies with large property assets to manage.
Knowledge Based Asset Integrity (KBAI) reportedly puts theory into practice. Following three years of research and development the joint venture, Knowledge Based Management Limited (KBM), is launching KBAI onto the property management market, with the goal of helping businesses improve the reliability and integrity of their assets while significantly reducing maintenance costs.
This is the first practical application of the technology for buildings, although the theories behind KBAI have existed for some time. KBAI changes the way assets are managed and maintained, says WSP. Instead of performing maintenance to a set schedule, KBAI uses a criticality approach that combines the likelihood and consequence of an asset failure to establish a dynamic inspection and maintenance plan.
The technology has been successfully applied in pilot studies with a number of corporate bodies including the Royal Mail Group, which has been using KBAI to manage two of its asset families for the last eighteen months. The findings from the first completed study concluded that the application of KBAI will deliver significant savings over the current maintenance practice for that asset group. The technology to implement KBAI across the whole of the Royal Mail’s asset portfolio will be delivered through WSP’s Web-based software platform, Enforma.
